Purpose
The MEP Designer is responsible for the design, coordination, technical review, and site supervision of all Mechanical, Electrical, and Plumbing (MEP) systems for real estate development projects. The role ensures that MEP works are designed, installed, tested, and commissioned in accordance with approved drawings, applicable codes and standards, project specifications, quality requirements, health and safety regulations, budget, and project schedules.
Key Responsibilities
Design and Engineering
- Prepare MEP concepts, detailed engineering designs, calculations, technical specifications, and construction drawings for mechanical, electrical, plumbing, fire protection, and HVAC systems.
- Develop coordinated MEP designs that integrate seamlessly with architectural, structural, and other engineering disciplines.
- Perform engineering analyses and ensure compliance with applicable local and international codes, standards, and regulatory requirements.
- Review and incorporate value engineering opportunities to optimize system performance, cost efficiency, and sustainability.
Technical Review and Coordination
- Review and approve shop drawings, material submittals, technical data sheets, and method statements submitted by contractors.
- Coordinate design changes and resolve technical conflicts during the design and construction phases.
- Liaise with architects, engineers, consultants, contractors, suppliers, and project stakeholders to ensure effective coordination of MEP activities.
- Participate in design coordination meetings and provide technical recommendations.
Construction Supervision
- Supervise and monitor day-to-day MEP installation works to ensure compliance with approved designs, specifications, contract requirements, and project schedules.
- Inspect materials, equipment, and workmanship to verify quality and conformity with project standards.
- Identify construction issues, propose technical solutions, and monitor corrective actions.
- Ensure contractors adhere to approved work methods and quality assurance/quality control (QA/QC) procedures.
Quality Assurance and Compliance
- Conduct regular inspections of MEP installations and maintain inspection records.
- Ensure compliance with relevant building codes, engineering standards, and statutory regulations.
- Monitor compliance with Health, Safety, and Environmental (HSE) requirements throughout project execution.
- Support internal and external quality audits as required.
Testing, Commissioning, and Handover
- Witness testing and commissioning of MEP systems to verify functionality, performance, and compliance with project requirements.
- Review and approve as-built drawings, operation and maintenance manuals, commissioning reports, and other close-out documentation.
- Support project completion, final inspections, snagging, defect rectification, and handover to the client.
- Provide technical support during the defects liability period, where required.
Documentation and Reporting
- Prepare technical reports, inspection reports, progress updates, and site documentation.
- Verify work quantities and certify completed MEP works for progress payments, where applicable.
